Rent payments that are made in advance are held in a trust account and will be automatically applied to your account when a new charge appears.
This money is yours till you use it and if you happen to move out before any prepayments have been used, they will be returned to you.
If you purchase the home and still have pre-payments available, those pre-payments can either be returned to you or applied to the final balance of the home purchase.

Please reach out to the office by email or phone to let us know that you're ready to buy and we'll begin working with the title company to get prepared to hand over the home to you.
Please give us at least 60 days of advanced notice before you're ready to buy. Title will need a few days to complete the required documentation.

This is not a typical rental in that you have moved in with an option to purchase the home. This program allows you to experience the benefits of home ownership before you purchase the home, but also requires that you take responsibility for it as well.
With that, if you call the management comapny asking for repairs, we will be happy to refer you to contractors we consider to be reputable, but we will not coordinate maintenance on your behalf.
If you decide that this is no longer a responsibility you would like to have, we can provide maintenance for you, but this will void your option to purchase the home, will make the option fee non-refundable, reverting you to just a tenant on a month to month rental with no protection from the owner deciding to move in a new resident in the future.
If you are seeing additional fees on your account, they could be becasue of one of the following reasons:
You paid your rent with a credit card. Credit card companies add an additional processing fee which can not be changed by the management company. If you are able, we suggest linking your bank account to make payments directly, which avoids any processing fees.
You did not submit your rent on time. Late payments incure a 10% fee based on your rent along with the loss of your nusance repair credit of $100. If you paid by check and the check bounces, there is also a $25 bounced check fee that will be added.
Sometimes residents move in and the home just isn't the right fit for them. That's ok, and we'll work with you to help make the move out process a friendly one.
If you would like to move, we would ask that you give us at least 30 days heads up so we can begin to prepare the home for a new resident.
If any repairs are needed to return the home to the condition you received it in, we would ask that you conduct those repairs as soon as possible. If we need to fix large issues after you move out, we may need to use some of your security deposit to pay for them and we'd rather return you the full amount.
Your option fee will be non-refundable at this point, though if you have any pre-paid rent, that will be returned to you.

Life is often unpredictable and somtimes we find ourseelves in situations we'd rather not be in.
If you're experiencing difficulties paying your rent, please call us immediatly. While the rent will not be waived, and we do not offer extensions on rent payment deadlines, we do have a number of local resources we would be happy to put you in touch with who may be able to provide rental assistance.
If you are having difficulty paying rent due to a death, disability or divorce of a co-signer, please reach out to us as well. As long as you contact us before your rent is delinquent, we may be willing to offer to help you move with our Friendly Move Out Program. Please call the office for details.
Yes! That's the benefit of working with us.
If you are making a large renovation, change or addition to the home, please give us a call. We will need to sign off on any permits you may need and we also need to verify you are financially able to compete the project before you begin.
Additinoally, we may need to have a representative inspect the project throughout the proccess to ensure the home is being well taken care of.
Other than those requirements, we're happy that you're making the house into a home of your own and would love to receive pictures when you finish!
