Our Lease/Option to Homeownership Program has a simple three step process for you to make one of the homes yours!
Step 1: Visit the home in person.
If you want to own your own home and are considering making one of our houses a home for you and your family, wouldn't you agree it would be a good idea to visit the house in person?
After looking at the photos on our website, go stop by the property and walk around the outside, look through the windows. Walk or drive the neighborhood and talk to neighbors!
If you are going to be living in your new home for years to come, you want to make sure it is the right fit and feels like home!
Step 2: Complete the application
Go to the “Listings” tab on the website and submit your application, ensuring to READ & FOLLOW ALL DIRECTIONS.
If you would prefer to complete a paper application, you can find them in the info box at any of the houses. These can be uploaded and emailed to management@lynncapital.org or you can mail them to:

Step 3: Meet us at the home!
After we have reached out to you and notified you of your approval, you will schedule a convenient time to meet us at the home or homes you are interested in.
At this meeting, you will take as much or as little time as you need to decide if this is the home for you. Once you decide on your new home, we will complete the paperwork and give you the keys to your new home!
The amount to move in includes the first month's rent, the security deposit and the option fee.
Explination of Amounts
The first month's rent is a full month's rent, with your second month being prorated depending on when you move in.
The security deposit for our homes is set at $1000. These are funds held by the management company and if you purchase the home, will be returned to you in full. If you move out before purchasing the home, these funds may be used for repairs, unpaid rent etc.
The option fee is a fee for the option to purchase the home. When you complete the purchase of the home, this amount will be returned to you in full. If you decide this home isn't for you, these funds will be retained by the management company.
Example Move In Amount
If the rent for the home you're interested in is $1,900 a month, the total move in amount would be:
First Month's Rent of $1,900
+ Security Deposit of $1,000
+ Option Fee of $4,900
Total Move in Amount $7,800
Once you submit your application ALONG WITH ALL PROOF OF INCOME and VALID contact information for current and previous landlord(s) and employer(s), it takes a few business days to process your application.

We understand that bad credit or no credit does NOT necessarily mean you shouldn’t qualify to own your own home.
We look at a variety of factors and are more concerned about your bill payment history than the number of your credit score.
We encourage you to complete one of our applications to get approved – and by the way, it’s free!
Any potential residents who are interested in a home must fully complete an application before we will schedule you for a showing.
After we review your application, if you are approved, we will reach out to you to schedule a time to see the house and let you determine if this really is the place you'd like to make your new home.
We accept all legal, verifiable and documented sources of income to include Section 8.
That said, the Section 8 program has specific requirements for any repairs needed on the home for one of their applicants to move in. Our homes are all minor-fixers, allowing the resident we move in to put in some sweat equity, take pride in the home and make the house into the home they want. Unfortunately, due to this "minor-fixer" status, our homes have never been approved by Section 8.

Unlike other lease agreements or traditional rent-to-own’s, our innovative Lease/Option program grants you specific responsibilities in return for the potential future opportunity of home ownership.
Each home requires a minimum option fee of $4,900 and a monthly payment amount that varies based on the particular home you select. This $4,900 fee gives you the exclusive option (not obligation) to go to the financial institution of your choosing at any time within the next 10 years and obtain permanent financing on your new home.
Until this point, you have a year-to-year auto-renewing lease that is very similar to a standard rental lease, with the exception that all responsibilities of the home are yours during this time.
Our residents tell us they love that they can treat the home as their own and make upgrades to their home at any time within the 10 years.
We want to set people up for success, and we have found the best way to do so is to make the process as similar to traditional home ownership as possible from day one!
We will hold a home for you for up to one month, but there is a non-refundable fee equal to one full month's rent (not prorated).
None of these funds will be returned to you if you are still unable to move in when the hold expries.
If you are able to move in during the time of your hold, we'll apply 50% of the hold fee to your move in costs.
All of our homes are clean, livable and ready for a resident to move in, though they may need some minor cosmetic fixes to turn them into the home of your dreams.
We chose to not spend additional funds to change flooring or update appliances becasue these expenses are traditionally passed on to tenants, and we're trying to provide our residents with the smallest move in amount we can.
The good news is you don't need to call the management comapny if you want to paint the walls, hang pictures or replace the appliances; we want to treat you like the owner from day one, giving you the freedom to make the house into the home you want.
Our only exception to this is if you need to pull a building permit for any changes you would like to make. This doesn't mean that we'll deny changes, only that we still need the owner to sign off on the permit before you begin.
